10 questions with...Jessica Nilges

Jessica Nilges, like many young Audrain County, stays busy. Owner of a real estate company, realty business, and one of the newest commercial buildings in Mexico, she is active in the Mexico community that she loves.

We recently visited with her regarding the dynamic housing market and life in general.

1. How’s the real estate business going?

We are doing well especially with the new real estate company that was created a year ago, we are already on track for doubling our sales this year!

 2. What’s the real estate question you are hearing the most?

We are interested in a property, but don’t know what our steps are that we need to take in order to obtain this property.

 3. What’s the answer?

When reaching out to us, let us help you with the home/land buying process.  We know the steps needed to make this an easier process.

 4. Any prognostications on the future of the market?

There is speculation due to inflation that interest rates may go back up within the next year, which will slow down the seller’s market.

 5. With a market this hot, are there challenges?

Absolutely!  All the time!

 6. If so, what are they?

Between all the parties involved in buying/selling a property (realtors, lenders, appraisers, title companies, etc) we all have to work together to achieve a successful closing and sometimes closings may or may not happen.  That’s where real estate agents can come in and try to smooth the process over.  Also, inventory is EXTREMELY low, which makes it difficult for the buyers to find a home, but great for the sellers to sell their home fast!

 7. And you also do insurance – is it enjoying the same boom?

I’ve noticed in the past year, since Covid, more people are bringing up the conversation about life insurance and the need for it.  I’m glad to assist those clients during these difficult times.  As far as insurance as a whole, I’ve noticed rate increases for most companies across the board, which is a struggle for most families.

 8. How do you keep it all straight?

I have a great support system.  My coworkers, staff and family all chip in to make sure businesses are running smoothly and we have to multitask and stay organized the best we can.

 9. And you are part owner in your mall, what led you to become a commercial landlord?

I wanted to build a new office to accommodate real estate and insurance together and with the lot being so big, I wanted to help the community and small business owners in providing them a new unit customized to their business needs.  We have a great group of tenants at the moment and we also have two units available if anybody is interested to give us a call!

10. What’s on the horizon for Jessica Nilges?

It’s hard to say what I’ll be involved in next, but my plate is pretty full and family comes first.
